Manufactured Home Land Development

Factory Housing has been active in the manufactured housing industry in Southern California for the past 40 years. We service both mobile home parks and private property sites and provide turn-key service. We will work alongside with you from the beginning when you start looking at floor plans until you receive your Certificate of Occupancy and are able to move in. We will manage your new home process including: site analysis, permits, design and construction, home delivery, installation of home and finish work. We will stand beside and assist you for any covered warranty work from the manufacturer as needed after you move in. In addition, we can also provide financing assistance upon request.


  • You must have title to the property to begin the process. If necessary, we can introduce you to lenders that specialize in manufactured home purchase and installation on private property.
  • Provide a floor plan you have selected or send a description of what you would like (square footage, bedrooms, bathrooms, features). I will send a sample of floor plans that may suit your needs.
  • Once your model is selected; we can meet to discuss standard features and select additional options and upgrades. We can then request a price quote from the factory on your home.
  • We will schedule our site specialist to meet you at the property to verify the home you selected will work as it relates to overall size, access, utilities and parking
  • California state regulations adopted in 2017 and enhanced in 2020 allow for a second home on existing lots. An Accessory Dwelling Unit (ADU) is an ideal means of increasing property values, generating rental income, and providing affordable housing for extended family and friends.
  • Upon your payment / loan structure being approved and you have property title, we will submit a purchase order to the factory to begin construction of your home. The order will require a deposit that will go against the cost of the home. Homes are currently taking 8 – 10 weeks to build from the manufacturer.
  • Site prep will need to be completed before the home can be delivered.
  • Our permit specialist will see that the appropriate permits are ready for delivery and installation of the home. We will provide arrangements for the delivery.
  • The home will be released for delivery upon payment of the balance of the final purchase price of the home.
  • Once the home is delivered, the installation and construction contractor will oversee and manage the project to the end. This will generally take 1 – 2 months unless an unforeseen situation were to occur.
  • Upon final inspection approval, a Certificate of Occupancy will be issued, and you will be handed your keys and you can look forward to your move in.
